Project Process

Programming - Programming is the activity of determining the “program”, or set of needs that a building must fulfill.

Programming

Programming is the activity of determining the “program”, or set of needs that a building must fulfill. When engaged for these services, we will work directly with you to establish and document these requirements to shape the project at the onset of the project. This is a collaborative and exciting process.

Conceptual Design

The stage in the process when we establish certain criteria, such as the “look and feel” of the project. At this stage, site location, placement, contextual relationships, building scale, as well as code requirements are all considered to further define and shape the design.

Schematic Design

Preparing a series of rough sketches which show the general arrangement of rooms and of the site. The focus here is synthesizing the beauty and functionality of the project at its basic level. Room adjacency, size, proximity, and efficiency are major factors at this point.

Design Development

Takes the ideas from Schematic Design into detailed drawings to illustrate other aspects of the proposed design. Floor plans show all the rooms in the correct sizes and shapes. Outline specifications are prepared listing the major materials and room finishes.

Construction Documents

Once Design Development is concluded, and approval of the design is final, we proceed to Construction Documents. The contractor will use these to establish actual construction cost and to build the project. The drawings and specifications become part of the building contract.
6.

Contract Administration

While the contractor will physically construct the building, we can assist you in making sure the project is built according to the plans. We can make site visits to observe construction, review and approve the contractor’s application for payment, and keep the owner informed of the project’s progress.
